Two openings for ROA Board of Directors

 Many of us who moved to Northwest Landing have limited experience with homeowners’ associations. Maybe you lived in a condominium in the past – also a homeowners’ association but with higher costs because of shared rooftops, walls, and outdoor property. Who decided a homeowners’ association was a good idea? Building developers, for sure. When a community is designed with covenants, conditions and restrictions – commonly known as CC&Rs – a homeowners association governed by property owners inherits the developer’s desire to maintain quality of homes and businesses. The developer’s incentive, of course, is to sell homes. The homeowner’s incentive becomes, by default, a way to protect property values. A homeowners’ association does that by holding property owners accountable. Some of us have lived in communities where no one tells your neighbor they can’t park five vehicles on their lawn or take down string lights that are burned out.

Most of DuPont’s population lives in Northwest Landing (about 90 percent). Today, there are 2,819 association members –some own more than one home –in Northwest Landing. All homeowners are members of the Northwest Landing Residential Owners Association (ROA). Commercial landowners are members of the Northwest Landing Commercial Owners Association (COA).

The ROA manages common-ownership property: 152 mini parks or green spaces, more than 70 miles of alleyways, and one playground – Willson Park. The associations (residential and commercial) contract with Agynbyte LLC, a Bellevue-based company that specializes in community associations. In Northwest Landing, Agynbyte employs four professionals to handle most of Northwest Landing’s responsibilities. A volunteer board of directors meets monthly to approve the association’s annual budget and major expenditures. There are five board members. Currently two positions are up for nomination and election this year.

Whether you would like to see changes in the association or would like to protect what you value about our community, we need you to step up! Notices were mailed to all owners early in February.  Nominations are due by 5 p.m. on Thursday, March 5. You may nominate yourself or someone else. Submit a written statement describing their interest in serving and any relevant qualifications. Statements should be 250 words or fewer and will be published for homeowner review prior to voting. Avoid fines for late or non-payment of assessments

Some homeowners prefer to pay ROA assessments all at one time. But many pay monthly. If you do pay your assessments monthly, consider setting up automatic payments (ACH). You can very easily set up automatic withdrawals from your bank or credit union account. We have noticed, however, that a sizable number of members were short $3 in January assessment payments. The assessments are now $46 per month. If you have bill-pay set up through your bank or credit union, you will need to change the amount. An easier way is to set up ACH (Automated Clearing House) payments, which will compensate if there are changes in the payment amount. Call 253-964-1289 or email for help setting up ACH payments. Also please note to avoid dropping off a post-dated check. All checks are deposited the same day they are received.

Daddy Daughter Dance volunteers needed

We’re looking for middle school and high school youth to help out with the annual Daddy Daughter Dance. This year, the dance will be held at Eagles Pride Golf Course. Lots of fun opportunities on Saturday, March 14. If you or your child can help out, email

 

Help us help YOU!

The Northwest Landing Residential Owners Association employs four full-time community association professionals who keep the wheels turning on a very large homeowner association. If you need to contact the ROA, please either email or call 253-964-1289. When you email , your inquiry is entered into an online action request which is acted upon quickly. If you receive a violation notice or fine, please follow up with ROA staff. 

We have five members on the board of directors who meet monthly to review and act on policies and budgeting. Generally, the board does not have information about day-to-day operations, so it’s important to contact staff first. 

 

 

DuPont Chamber and LeMay Waste Connections art contest

The DuPont Chamber of Commerce and LeMay Waste Connections invite you to celebrate Earth Day (April 22) 2026. The Recycled Art Contest invites artists all ages and abilities to transform discarded and repurposed materials into original works of art that celebrate creativity, show sustainability, and repurpose items in our environment. Entries must be created primarily from post-consumer recycled, reused, or discarded materials (trash), demonstrating creative transformation of reclaimed items into original artwork. The contest is open to artists and non-artists, age 13 and older. There will be cash prizes of $250 and $500, along with a public display in downtown DuPont. Rental Housing Business License Renewal

Do you rent out property in DuPont? The City of DuPont has suspended issuing rental housing licenses for 2026. New information will be posted on the Rental Housing Business License webpage. 

Who to call – city or ROA

If something is on a city street, grass strip between sidewalk and street, park, or trail, the City of DuPont has jurisdiction. That includes lost dogs, dangerous or sick wild animals, abandoned vehicles, graffiti, and fallen trees. Go to Report a Problem on the city’s website.  

If something is in an alleyway or a greenspace/pocket park (most have red benches), Northwest Landing ROA has jurisdiction. Call 253-964-1289 or email .

Community-wide yard sale dates

Saturday and Sunday, May 30 and 31, and Saturday, September 12, are the yard sale dates for Northwest Landing this year. Please note that yard sales are not sponsored by either the Northwest Landing ROA or the City of DuPont. Governing documents for Northwest Landing state that yard sales may be held two times a year and are announced by the ROA. If there is enough interest to hold a two-day yard sale in September, we will announce that later this year. The City of DuPont is hosting Big Bargain Bonanza at Clocktower Park on May 30 with 20-by-20-foot spaces for $25.

Property Improvement Committee (PIC) – meetings are scheduled at 5:30 p.m. – 1st and 3rd Tuesday of each month, plus March 31, June 30, and September 29. Except for underground irrigation systems, this committee must review all exterior modifications, including painting, roofing, adding central air conditioning, heat pump or solar panels, fences, sheds, patio covers, decks, landscape renovations, adding or removing trees. Some projects may also require a city permit. Underground irrigation systems require a city permit. Property Improvement forms can be downloaded from the homeowner’s portal on the website. Residential New Construction Committee (RNCC)meetings are scheduled at 5:00 to 5:30 p.m. as necessary – 1st and 3rd Tuesday of each month, plus March 31, June 30, and September 29. This committee must review all new construction, for example a home addition, or a new home, and appeals of decisions made by the Property Improvement Committee.

Dear ROA,

Okay, I got a notice from the ROA in December about cleaning the siding and roof on my house. These treatments need to be done when it’s warmer for them to work. Are you going to give me more time to get those projects done?

             – Too cold for outdoor cleaning

Dear Too Cold,

The siding can be cleaned any time of year. You are correct about moss on the roof.  Most companies recommend spring for that cleanup. Our compliance officer notes violations – in this case siding and roof that need cleaning – when they are observed. If you receive a letter about this, our office needs to hear back from you about when you will be able to take care of the cleanup. You will not be fined if you let us know when you can get it done, and your proposed time frame is reasonable.

Property maintenance – including alleyways

Our compliance officer is seeing lots of examples of yards where there are dead leaves all over the lawn, moss on roofs and moldy siding. If you receive a compliance notice and don’t fix the problem, you will be fined. Homeowners are also responsible for trimming plantings and removing weeds in alleyways.

Please don’t dump dead leaves, grass or shrub clippings in green spaces or the woods. The photo below shows what a lawn looks like where leaves were left for a couple of months.

Many of our homes in Hoffman Hill border federal land (Billy Frank Jr.

National Wildlife Refuge). It is a federal offense to dump anything there.
